Roofers & Masons in Vaughan

Large roof areas and steep intersections make careful planning important on many Vaughan homes, while older village properties bring their own masonry and access questions. Statley Roofing & Masonry brings 25+ years of experience in roofing and masonry as a Toronto-based contractor serving Vaughan by travelling to the property. We examine the building's current condition, explain relevant roofing and exterior options, and provide a free written estimate before a project moves to a written contract.

Village buildings and expansive suburban roofs

Woodbridge, Maple and Kleinburg contain a mixture of older buildings, established subdivisions and newer construction. Some village properties have masonry chimneys, porch roofs and additions that need individual attention. In newer areas, larger detached homes may combine hips, valleys, dormers and several roof heights. These are useful starting points for inspection, not rules about what any particular address will need.

A broad roof can have local trouble spots without requiring identical work on every slope. Chimney junctions, changes in pitch and lower roofs beside tall walls may age differently from open roof fields. We consider how the parts connect before discussing repairs or replacement. Access height and slope also affect how inspection and work can be carried out safely.

Inland winter exposure and uneven snow

Vaughan lies inland from Lake Ontario, so lakeshore weather observations should not be treated as a description of every property here. Winter snow and cold periods can leave different conditions across roof slopes. Orientation, shelter and roof shape influence accumulation. A visible drift or ice ridge raises questions for assessment; it does not establish the capacity or condition of the underlying structure.

Ice dams can involve warm air escaping into an attic and melting snow that refreezes near a colder edge. Ventilation, insulation and air leakage may therefore need consideration alongside roofing details. Wind-driven rain during other seasons can expose vulnerable flashing. We avoid treating a shingle replacement as a complete answer when evidence points to connected moisture or attic issues.

Steep slopes require attention to small connections

Valleys collect runoff from adjoining roof planes, while dormers introduce wall junctions and smaller drainage routes. A skylight adds another set of connections to inspect. When tracing a leak, the visible interior stain may sit below a different part of the assembly from the original entry point. Safe photographs and a timeline of symptoms can help direct the initial review.

Relevant work may include asphalt shingle roofing, flashing repairs, skylight repairs and eavestrough adjustments. Metal roofing can also be discussed where the building and proposed assembly are suitable, rather than assumed to fit every steep roof. Material selection should consider the structure, detailing and applicable requirements. The written scope should identify which roof areas and connections are actually included.

Masonry features and water at ground level

Decorative brickwork, chimneys and masonry entrances can experience different exposure from sheltered wall areas. Open mortar joints, loose material or surface deterioration need evaluation before a repair method is selected. Compatible repointing matters where older masonry is present. Matching colour alone is not enough, and a surface coating should not be used to conceal a condition that needs investigation.

At ground level, long roof edges and multiple downspouts can produce several discharge points around a house. We look at visible drainage routes, nearby steps and retaining walls when those are part of the concern. Changes must account for neighbouring properties and suitable water disposal. Suspected structural movement or complex foundation conditions may call for additional assessment before an exterior repair is defined.

Agreeing on access, materials and completion

An inspection starts the process, with roof access and visible conditions discussed before a free written estimate is prepared. The written contract follows once the scope is agreed and records materials, exclusions and site arrangements. The City of Vaughan may require a building permit; we'll confirm what's needed. This is particularly important when proposed work changes more than a surface finish.

Work then proceeds within the agreed scope, followed by clean-up and a walkthrough. Any concealed deterioration affecting that scope should be documented and discussed before additional work proceeds. We travel from Toronto, with no Vaughan office implied by our service coverage. To discuss a Woodbridge, Maple, Kleinburg or other Vaughan property, call 1-888-457-7076 and describe its roof form and symptoms.

Vaughan FAQ

Does a large Maple roof need full replacement if one valley leaks?

Not necessarily. The valley, adjoining slopes and concealed conditions need assessment. A targeted repair may be appropriate in some cases, while broader deterioration may support a larger scope. Roof size alone does not decide.

Can you assess a skylight on a steep Vaughan roof?

We can discuss an assessment with access and safety considered first. Leaks may involve the skylight, flashing or nearby roofing. Share interior photographs obtained safely and any information about previous repairs.

Is metal automatically suitable for my Kleinburg home?

No. Slope, structure, roof details and any property-specific restrictions need review. The complete proposed assembly matters more than the material name, particularly around valleys, dormers and visible architectural features.

Does snow on only one slope indicate a roof defect?

Not by itself. Sun exposure, shelter, wind and heat loss can produce uneven patterns. Persistent ice or associated moisture deserves investigation, but a photograph alone cannot establish a defect or structural concern.

Can repointing preserve decorative Woodbridge brickwork?

It may be appropriate where the units remain sound and mortar joints need repair. Compatibility, joint profile and the cause of moisture should be considered. Damaged or unstable masonry may need a different approach.
