Roofers & Masons in Scarborough

Scarborough is home to some of Toronto's largest concentrations of postwar bungalows and side-splits, alongside older lakeside streets near the Bluffs and newer townhouse communities in the northeast. Statley Roofing & Masonry brings 25+ years of experience in roofing and masonry to Scarborough as part of our work across the City of Toronto. We look at the whole exterior and explain the proposed work in a free written estimate.

Bungalows of Wexford, Dorset Park and Bendale

Streets in Wexford, Dorset Park and Bendale are lined with brick bungalows from the 1950s and 1960s. Many have had several re-roofs, and some still carry two layers of shingles. A second layer adds weight and hides decking problems, so we check for it during inspection and include removal in the scope where needed.

Basement apartments and finished attics are common in these houses. Bathroom fans and dryer vents are sometimes routed into the attic rather than outside, adding moisture that can show up as frost, mould or stained sheathing. We note these conditions so the roof work addresses the cause.

Side-splits and multi-level rooflines

Areas such as Agincourt and Woburn have many side-splits and back-splits with several short roof planes meeting walls at different heights. Each junction relies on step and counter flashing, which is often reused or patched when shingles are replaced. We prefer to renew deteriorated flashing as part of a re-roof rather than rely on caulking.

Carports and low-slope roofs over entries are also common. A shallow pitch that was shingled when it should have had a membrane is a typical cause of recurring leaks, and we explain the options for converting it.

Near the Bluffs: Birch Cliff, Cliffside and Guildwood

Neighbourhoods along the Scarborough Bluffs include older cottages converted to year-round homes, mid-century houses and larger custom builds. Exposure to wind off Lake Ontario increases stress on roof edges and brick. Chimneys and parapets on the lake side often show more mortar loss than the sheltered side.

Mature tree canopies in Guildwood and around the ravines keep roofs shaded and fill eavestroughs quickly in autumn. Gutter guards may help on some homes, but they still need checking, and we explain the trade-offs honestly.

Malvern, Morningside and newer northeast homes

Malvern and Morningside Heights include townhouse rows from the 1970s and 1980s and newer detached homes. On joined townhouses, roof replacement can affect shared edges and fire separations, so we clarify ownership and permissions with neighbours or condominium management before work proceeds.

Concrete steps, porches and walkways on these streets often crack and settle after years of freeze-thaw cycles and de-icing salt. We assess whether a repair, partial rebuild or replacement makes sense for the condition.

Working in Scarborough

Scarborough is part of the City of Toronto, so the City of Toronto may require a building permit for some work; we'll confirm what's needed. Every project begins with an inspection, followed by a free estimate as a written quote and a written contract that sets out materials, areas, exclusions and access.

We are a Toronto-based team and plan delivery, bins and parking around your street. Statley is WSIB covered. See our Toronto page for city-wide information, or call 1-888-457-7076 to talk about your home.

Scarborough FAQ

Does my Scarborough bungalow have two layers of shingles?

Many do. We check at the roof edge during inspection. If there are two layers, the quote will include removing both so the decking can be checked.

Why does the low roof over my entrance keep leaking?

Low-pitch sections are often shingled when they need a membrane. We assess the pitch and explain whether a flat-roof system would be more suitable.

Can you replace my townhouse roof if the neighbour's is not done?

Often, yes, but the shared edge needs careful detailing and agreement. We clarify ownership and any condominium rules before work starts.

Is my Scarborough home covered by your Toronto service?

Yes. Scarborough is part of the City of Toronto and is central to our service area.

Do you take small jobs like a cracked step or a few shingles?

Yes. We take on big and small jobs, from minor repairs to full roof replacements and masonry rebuilds.
