Don Mills and mid-century low-slope roofs
Don Mills was one of Canada's first planned suburbs, and many of its 1950s houses feature low-pitched roofs, wide overhangs and long horizontal lines. Low slopes drain slowly, so the choice between shingles and a membrane, and the detailing at the eaves, matters more than on a steep roof. Preserving the original look is often a priority for owners here.
Clerestory windows, skylights and flat sections over carports are common features. Each is a junction that needs proper flashing, and we review them all when tracking down leaks or planning a replacement.
Willowdale and large custom rebuilds
Across Willowdale, Lansing and Bayview Village, original bungalows have often been replaced with large custom homes featuring steep slopes, turrets, dormers and flat sections hidden behind parapets. These complex roofs have many valleys and wall junctions, and the hidden flat areas may be overlooked until they leak.
Stone and brick veneers on newer homes need working weep holes and flashing at windows and roof-wall junctions. Blocked weeps or missing kick-out flashing can let water into walls even when the roof itself is sound.
Ravine lots around the Don Valley
Houses backing onto the West and East Don ravines and around York Mills sit beneath tall trees. Constant shade, leaf fall and debris put extra demands on eavestroughs and valleys and encourage moss on north-facing slopes. Regular cleaning and well-placed downspouts can prevent water from collecting near foundations on sloping lots.
Ravine properties can also be subject to Toronto and Region Conservation Authority regulation for some exterior work. We note this so it can be checked before any work near the slope.
Downsview, Lawrence Manor and wartime streets
Western North York includes postwar bungalows in Lawrence Manor and Downsview, as well as earlier modest homes. Brick chimneys are often original and frequently show cracked crowns and loose upper courses. A chimney repair might mean rebuilding above the roofline, adding a new crown and replacing the flashing.
Basement dampness is common on these streets. We distinguish between water from the roof and eavestroughs, surface grading and foundation issues before recommending waterproofing.
Planning work in North York
North York is part of the City of Toronto, so the City of Toronto may require a building permit for some work; we'll confirm what's needed. Each project begins with an inspection, followed by a free estimate as a written quote and a written contract detailing materials, areas, exclusions and access.
Busy streets and tight lots may affect bins, parking and deliveries, so we plan those in advance. Statley is WSIB covered. Visit our Toronto page for city-wide information, or call 1-888-457-7076.
