Main Street and older brick homes
Newmarket's Main Street heritage district has nineteenth-century commercial buildings with brick facades, parapets and low-slope rear roofs. Nearby streets have Victorian and Edwardian houses with decorative brick and tall chimneys. Repairs must use compatible materials, and heritage requirements may apply.
Parapets and copings on older commercial buildings are exposed to weather on both sides. Loose copings and open joints let water into the wall, causing interior staining and brick damage below.
1960s–1980s subdivisions
Areas such as Glenway, Bristol-London and Gorham-College Manor contain many homes built from the 1960s to 1980s. Many roofs have been replaced at least once. When planning a re-roof, we check decking condition, attic ventilation and flashing details rather than just covering over issues.
Aluminium eavestroughs and soffits on these homes are often original and may be dented, sagging or poorly pitched. Repairs or replacement can improve drainage and protect fascia from rot.
Larger homes in Stonehaven and Summerhill
Stonehaven, Summerhill Estates and Woodland Hill feature larger homes from the 1990s and 2000s, with complex rooflines, dormers and stone accents. These roofs collect more snow in valleys and behind dormers, increasing risk of ice dams.
Many of these homes back onto green space or trails, so tree debris and moss can be a factor. We look at the whole roof and drainage system to recommend effective solutions.
Colder winters north of Toronto
Newmarket typically sees more snow and colder temperatures than downtown Toronto. Repeated freeze-thaw cycles stress mortar, concrete steps and roof edges. Ice and water protection at the eaves and valleys is particularly important here.
Snow sliding from steep or metal roofs can damage eavestroughs or create hazards over doors and walkways. We discuss snow guards and how roof design affects where snow lands.
Working in Newmarket
We come from Toronto and do not have a Newmarket office. Each project starts with an inspection, followed by a free estimate as a written quote and a written contract that sets out materials, work areas, exclusions and access. The Town of Newmarket may require a building permit; we'll confirm what's needed.
Statley is WSIB covered. Call 1-888-457-7076 to talk about your property.
