Wartime houses in south Ajax
Some of the oldest streets in south Ajax contain small, simply built houses that date from the town's wartime beginnings. Many have been extended, raised or re-clad since. Where a newer addition meets the original roof, the transition is a frequent source of leaks, particularly if the two parts were built with different pitches or materials.
These houses often have shallow overhangs and modest attics. We check whether there is any meaningful ventilation path and whether insulation has blocked the eaves, because those conditions influence how long a new roof covering will perform and whether ice forms at the edges in winter.
Pickering Village and older masonry
Pickering Village, despite the name, sits within Ajax and includes some of the area's older brick buildings. Weathered mortar, soft historic brick and chimneys that have been capped or partly removed are typical conditions. Any masonry repair needs a mortar suited to the existing brick, and we confirm whether heritage considerations apply before changing visible materials.
Older storefronts and converted homes along the corridor can also have low-slope rear roofs. Where a flat section meets a brick parapet or a sloped main roof, flashing and coping details deserve careful inspection.
Suburban streets and drainage around the house
Much of central and north Ajax was built from the 1970s onwards, with two-storey homes, attached garages and increasingly complex rooflines. Valleys, garage-to-house tie-ins and dormers concentrate water, and eavestroughs on long runs can overflow in heavy summer storms if outlets are too few or downspouts are blocked.
Overflowing gutters can drive water against brick veneer and down into window wells. We look at outlet placement, downspout extensions and the grade beside the foundation together, because fixing only one part of that path rarely solves a wet basement corner.
Waterfront wind and Duffins Creek
Homes close to the Ajax waterfront face wind off Lake Ontario, which can lift tabs on worn shingles and push rain sideways under flashing. After strong wind, look for granules in the eavestroughs or pieces of shingle on the lawn and contact us rather than climbing up to check.
Properties near Duffins Creek and the ravines often have mature trees overhanging the roof. Shade keeps surfaces damp, encouraging moss, and falling debris blocks gutters and valleys. Trimming and regular cleaning can matter as much as any repair.
Planning work in Ajax
We are based in Toronto and travel to Ajax; we do not have a local office. Every job starts with an inspection, then a free estimate as a written quote and a written contract covering materials, work areas, exclusions and access. The Town of Ajax may require a building permit; we'll confirm what's needed.
Townhouse rows and tight side yards affect staging and neighbour access, so we discuss them before work begins. Statley is WSIB covered. Call 1-888-457-7076 to describe the problem and arrange an inspection.
