Downtown, Roseland and lakeside homes
Near Brant Street and the waterfront, older homes mix with infill builds and condo towers. Roseland's large lots and mature trees bring heavy shade and leaf debris. Lake exposure means more wind-driven rain on south-facing walls and roof edges.
Older brick homes here may have original chimneys and masonry needing compatible repointing. We assess the extent of mortar wear before quoting a scope.
Aldershot and postwar bungalows
Aldershot, in Burlington's west end, includes many postwar bungalows and split-levels. Many have had repeated re-roofs and attic insulation upgrades. We check decking, ventilation and flashing at chimneys and stacks when planning a replacement.
Low-slope additions and carports are common. If a shallow pitch has been shingled, it may need a membrane system to stop recurring leaks.
Millcroft, Headon and Orchard
Neighbourhoods built in the 1980s to early 2000s, including Millcroft, Headon Forest and The Orchard, feature two-storey homes with multiple gables, valleys and attached garages. Many original roofs are now being replaced.
Eavestroughs on these homes may be undersized for long runs. We check outlets and downspout discharge to prevent overflow and pooling near foundations.
Alton Village and the escarpment
Alton Village and homes near the escarpment are newer, but exposure to wind from open land can strain shingles and ridge caps. Early problems on newer homes often show at flashing, roof vents and drainage rather than the shingle field.
Properties near the escarpment can be subject to Niagara Escarpment Commission or conservation authority rules for some work. We flag this so it can be confirmed first.
Planning work in Burlington
We are based in Toronto and travel to Burlington; we have no local office. Each project begins with an inspection, followed by a free estimate as a written quote and a written contract covering materials, work areas, exclusions and access. The City of Burlington may require a building permit; we'll confirm what's needed.
Statley is WSIB covered. Call 1-888-457-7076 to discuss your home.
