Historic core and Mill Pond
The streets around Yonge Street and Mill Pond include some of Richmond Hill's oldest homes, alongside mid-century bungalows. Older brick and stone need compatible repair methods, and some properties may be subject to heritage considerations. We check those requirements before proposing visible changes.
Mature trees around Mill Pond mean shade and leaf debris. Valleys and eavestroughs fill quickly, and damp, shaded slopes are prone to moss and slower drying, which shortens shingle life.
Large homes in Bayview Hill, Jefferson and Westbrook
Many homes in Bayview Hill, Jefferson and Westbrook were built from the late 1980s to the 2000s, with tall, steep roofs, multiple gables and dormers. Many original roofs are now reaching the end of their service life. The size and pitch of these roofs mean careful planning for safety, staging and material delivery.
Complex roofs mean many valleys and wall junctions. A replacement should include proper underlayment in valleys and at eaves, and new flashing where existing pieces are worn, rather than reusing everything.
Oak Ridges and the moraine
Oak Ridges sits higher on the Oak Ridges Moraine, with more exposure to wind and somewhat more snow than southern Richmond Hill. Homes near Lake Wilcox range from former cottages to new builds. Ice at the eaves and snow load on low-slope sections are common winter concerns.
Some properties near the moraine and lakes have additional environmental rules for site work. We flag those so they can be confirmed before work affects grading or drainage.
Brick, stone veneer and drainage
Brick and stone veneers are standard on Richmond Hill homes. Weep holes, window head flashing and kick-out flashing where roofs meet walls are important to keeping water out. Missing or blocked details can cause staining and interior damage even under a sound roof.
Interlocking driveways and landscaped beds sometimes slope toward the house. We check where downspouts discharge and how surface water moves, before recommending foundation waterproofing.
Arranging work in Richmond Hill
We travel from Toronto and have no Richmond Hill office. Each project starts with an inspection, followed by a free estimate as a written quote and a written contract covering materials, work areas, exclusions and access. The City of Richmond Hill may require a building permit; we'll confirm what's needed.
Statley is WSIB covered. Call 1-888-457-7076 to describe your home and arrange an inspection.
